The $250K Pilot

We're looking for seed funding to launch our first community home in the Denver Metro area. $250K covers property acquisition or lease, retrofitting, furnishing, and initial operations for the first year.

The goal is clear: prove the model works with 8-12 founding members over 12 months. This is a pilot, not a full-scale launch. We prove the concept, validate the economics, build the playbook, and then grow.

Denver Metro was chosen for good reason. The cost of living hits a sweet spot between coastal extremes and flyover affordability. It's a growth market with a progressive, health-conscious community. And it's where Dmitri, our founder, lives and operates.

What We're Really Asking

We aren't asking you to fund a dream. We're asking you to fund a proof of concept. One home, one community, one year. Then we show you the data.

Why This Model Works

The economics of this model are built on several reinforcing dynamics that create resilience and growth potential.

Our all-inclusive fee model creates predictable, recurring revenue. Members pay one community fee that covers housing, food, utilities, cleaning, and services. No churn from unpaid bills. No vacancy surprises. Just stable, month-over-month income from people who are deeply invested in the community's success.

The social enterprise incubator generates additional revenue streams. Every business we launch within our community creates value that flows back into the network. We own shares in the enterprises we incubate and accelerate.

Our co-op shares model creates member buy-in and retention unlike anything in traditional housing. When your home equity is tied to the community, you don't leave. You build.

We're designed for recession-riding. Our ability to acquire distressed assets during economic downturns lets us expand when others contract. We offer a lifeline for individuals facing foreclosure by allowing them to exchange home equity for community shares.

We have yet to find an endeavor that addresses so many of the UN Sustainable Development Goals while producing sustainability at the same time.

What We're Looking For

We're looking for aligned supporters who understand this is a movement, not just a business. People who see the loneliness epidemic, the housing crisis, the elder care failure, and the environmental collapse and want to be part of building something that addresses all of them at once.

This is patient capital. We're building something that lasts across generations, not something that flips in 18 months. If your timeline is "as fast as possible," this probably isn't the right fit. If your timeline is "as long as it takes to do it right," we should talk.

We want people who want to be involved, not just write a check. Potential roles include advisory board participation, property sourcing, community design input, and mentorship of founding members. Your expertise is as valuable as your capital.
